Why This System
Italian residential buildings in the south commonly have external shutter systems (persiane) that fit outside the window frame. The shutter guides and fixings accumulate debris that falls onto the glass when the shutters are operated - the shutter system must be considered in the cleaning sequence. Mediterranean UV intensity in southern Italian climates degrades PVC surface finish and rubber seals faster than northern European climates. More frequent cleaning and seal condition checks are appropriate for southern Italian installations. Italian architectural proportions tend toward taller, narrower window openings than northern European residential standards. This affects squeegee technique - longer strokes on narrow panes, more attention to the narrow top and bottom edges. Aluminium window products from Italian mid-range manufacturers use thermally broken profiles as standard, but the thermal break depth may be less than in products designed for Alpine or Northern European markets. Hardware on Italian mid-range windows varies by product generation and price point. - On tall narrow panes, adjust squeegee technique to shorter strokes - wider than the pane width is not achievable.
- No razor blades on coated glass. Check specification first.

- PVC frames: pH-neutral cleaner, damp cloth, rinse, dry. No bleach, no solvent.
- Aluminium frames: pH-neutral cleaner, soft cloth, rinse, dry immediately.
- No abrasive pads on any frame surface.
- Check rubber seal condition at every clean - Mediterranean UV hardens seals faster than northern European climates.
Hardware
- Wipe hardware dry after cleaning. Standing water on Italian window hardware causes rust staining on adjacent frames.

The Orloffs Protocol
This is how I clean Italserramenti windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Italserramenti systems.

My daily tool list. This is what I carry to every job.
Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Italserramenti installation.

Preparation -- before any water touches the glass
Fill the bucket with at least 10 litres of water. Add soap for cleaning power -- enough to cut through environmental deposits, not so much you are fighting foam.
Before touching the glass, brush down the surface to remove loose dust, spiderwebs, and debris. Any grit left on the glass during the wash phase risks scratching during agitation.
Check the aluminium frame condition before you start. Confirm which cleaning product is safe for that surface before opening any bottle.
Cover anything below the windows that cannot be moved.

Agitation -- apply and work the solution
Dip the microfiber T-bar completely into the soap water, both sides. Remove excess water with your hand so it does not drip. Apply the solution across the entire glass surface with overlapping passes.
The goal is to fully dissolve and release every deposit from the glass surface. Anything not released during agitation gets transported across the glass by the squeegee as a smear.
For stubborn spots -- insect marks, salt residue, environmental deposits -- re-apply soap water and allow it to soak for a full minute before agitating again. Use more soap water, not more pressure.
For panels above arm reach: attach the T-bar to an extension pole. Work in sections -- top first, then middle, then bottom -- keeping each section wet until you squeegee it.
Rinse the T-bar cover regularly during the job. A dirty applicator causes microscopic scratches that accumulate over time.

Detail the frame edge before squeegeeing
Use your 100% cotton towelling rag, finger pressed into the fabric, to work into every junction and remove pooled soap water before the squeegee pass.
This prevents drips running down onto already-cleaned areas during squeegeeing and keeps soap water out of drainage channels.
On Italserramenti aluminium frames, pay particular attention to the bottom edge where glass meets the frame sill -- water pooled here runs into drainage openings and leaves residue over time.

The squeegee
Tilt the squeegee at a slight angle so soap water spills from one side of the channel only -- not both. If the rubber is jumping or squeaking, either the rubber is not lubricated enough or the glass surface has warmed.
Cutting in: start with the rubber blade making first contact on a dry edge of the glass.
Side to side: horizontal passes across the panel. Works well on wide sections. Top to bottom: vertical passes down the panel. Works well on tall narrow sections.
The J tune: one smooth unbroken motion top to bottom, wrist rotating at each end to reverse without lifting the rubber. The most efficient method on larger panels -- but it requires training before applying it to premium glass.
Wipe the rubber dry after every pass. Overlap each stroke by 2-3 cm.

Final edge detailing
After squeegeeing, there is always a residual line of water along the bottom edge and at the panel sides. Take a dry cotton rag, fold to a clean corner, and detail these edges in one smooth pass.
On Italserramenti frames, the bottom edge where glass meets the sill requires the most careful attention. Water left here runs into drainage and leaves residue that affects the next clean.
Rotate the rag to a clean section after every pass. If the rag picks up grit at any point, replace it immediately.

Frame wipe and hardware check
On Italserramenti powder-coated aluminium frames: use pH-neutral cleaner only, never abrasive pads or steel wool. Dry immediately after wiping.
Check that all drainage openings are clear and unobstructed. Water must be able to flow freely -- a blocked channel leads to accumulation that affects seal performance over time.
Operate every opening window through its full range. Stiff handles or resistance at locking points indicate hardware that needs lubrication. Flag it to the owner rather than forcing it.
Pro Tips
- External persiane in Italian residential properties are often 40 to 50 years old. The guide tracks are painted multiple times and the paint builds up in the track, narrowing it. Loose paint flakes from the track are a persistent glass soiling source.
- On tall narrow Italian window panes, a 25 cm squeegee channel often works better than a 35 cm channel. Less rubber to control on a narrow pane means cleaner edges.
- Mediterranean summer temperatures make cleaning solution evaporate faster on hot glass. Work in the early morning or late afternoon on south-facing Italian windows in summer.
- Rubber seals on south-facing Italian windows in warm climates harden and crack within 5 to 8 years. Hardened seals let draughts in and no longer prevent water ingress at the sash edge. Report to property owners at the annual service visit.
- Older Italian windows with single-point cremone locks on a tall sash are the most likely product in the range to have a seized lock. Lubricate the bolt guide annually - a seized cremone on a 2-metre sash is a significant repair.
- Italian residential buildings often have external walls with exposed render or painted stucco. Run-off from glass cleaning onto the wall can stain render, particularly on properties with lime wash or mineral paint finishes. Control solution run-off carefully.
- PVC colour-foil windows in Italian residential buildings often use darker earth-tone foils that absorb more solar heat than white PVC. Check corner welds on dark foil profiles at every clean.
What NOT To Do
- Do not clean glass on properties with external persiane before clearing the shutter guide tracks.
- Do not use bleach or solvent on PVC frames - yellowing accelerates in high-UV environments.
- Do not use abrasive pads on powder-coated aluminium frames.
- Do not leave rubber seals in contact with concentrated cleaning products - Mediterranean heat causes product to dry rapidly on seals.
- Do not ignore hardened or cracked rubber seals - in warm climates, seal failure leads to water ingress and aluminium frame corrosion at the seal contact points.
