Why This System
Europa Profil products are designed for the Mediterranean climate - the anodising specifications and powder-coat formulations account for higher UV intensity and salt air exposure than standard Northern European profiles. Greek architectural practice typically uses larger glazing areas than Northern European residential - wider sliding panels, larger fixed lights, and more glass per elevation. Cleaning these larger panels requires adjusted technique. Anodised aluminium in the Greek climate shows accelerated oxidation in coastal locations - the salt air environment attacks the anodised layer faster than inland urban environments. Salt deposit removal is part of every coastal clean. Europa Profil fabricated windows in Greece are frequently found in thermal climates that alternate between very hot summers and cold winters - this temperature cycling stresses the thermal break polyamide on residential series more than in moderate climates. The Greek and Cypriot hospitality sector uses Europa Profil systems extensively - hotel and resort cleaning requirements are different from residential in terms of frequency, access, and the standard of finish required.
Step 1 of 2: Manufacturer Recommendations
Official Care Guidance
Source: ORLOFFS PROFESSIONAL GUIDANCE - BASED ON EUROPA PROFIL PUBLISHED INFORMATION AND 25 YEARS FIELD EXPERIENCE
Glass
- Lukewarm water with mild soap or a dedicated glass cleaner. In coastal locations, pre-rinse the glass surface with clean water before applying solution - salt deposits under the applicator act as an abrasive.
- Microfibre T-bar on the wash, professional squeegee on the pull. On large Mediterranean sliding panel sizes, a 55 cm channel or fanning technique is more efficient than multiple passes with a narrow channel.
- Confirm glass specification. Greek hotel and hospitality applications frequently include solar control glass with reflective coatings. No razor blades on coated glass.
- After squeegeeing on coastal locations, a clean water rinse of the glass and frame before drying removes residual salt that the cleaning solution has mobilised.
Frames
- Wipe aluminium frame faces with pH-neutral cleaner on a damp cloth. Rinse thoroughly and dry immediately. In the Greek climate, water left on aluminium in the sun evaporates instantly and leaves mineral deposits.
- No acid-based cleaners on anodised aluminium - the consequence is the same as anywhere: permanent surface damage. Be especially careful with locally-sourced products in Greece and Cyprus.
- In coastal locations, rinse the frame with clean water before wiping to remove salt deposits. Salt under a cloth is abrasive.
- Annual application of aluminium restorer on exposed elevations in the Greek climate. This is maintenance, not cosmetics - it slows UV degradation of the powder-coat significantly.
Hardware
- Wipe hardware with a damp cloth and dry immediately. In coastal locations, dry thoroughly - salt air residue on steel hardware components accelerates corrosion.
- Lubricate all moving hardware points annually. In coastal locations, increase to twice yearly - salt air accelerates lubrication degradation and the corrosion rate on unlubricated steel hardware.
- Inspect hardware for surface corrosion at every visit in coastal locations. Surface rust on steel locking bars is an early warning - left untreated, it progresses to structural corrosion of the mechanism.
Step 2 of 2: The Orloffs Protocol
The Orloffs Protocol
This is how I clean Europa Profil Aluminium windows. The tools and technique below come from 25 years of daily professional work on the glass. Every step has been tested on real installations and adapted specifically for Europa Profil Aluminium systems.
Pro Tools
My daily tool list. This is what I carry to every job.
Follow these steps in order. Each one builds on the last. This is the same sequence I use on every Europa Profil Aluminium installation.
- 1
Preparation -- before any water touches the glass
Fill the bucket with at least 10 litres of water. Add soap for cleaning power -- enough to cut through environmental deposits, not so much you are fighting foam.
Before touching the glass, brush down the surface to remove loose dust, spiderwebs, and debris. Any grit left on the glass during the wash phase risks scratching during agitation.
Check the aluminium frame condition before you start. Confirm which cleaning product is safe for that surface before opening any bottle.
Cover anything below the windows that cannot be moved.
- 2
Agitation -- apply and work the solution
Dip the microfiber T-bar completely into the soap water, both sides. Remove excess water with your hand so it does not drip. Apply the solution across the entire glass surface with overlapping passes.
The goal is to fully dissolve and release every deposit from the glass surface. Anything not released during agitation gets transported across the glass by the squeegee as a smear.
For stubborn spots -- insect marks, salt residue, environmental deposits -- re-apply soap water and allow it to soak for a full minute before agitating again. Use more soap water, not more pressure.
For panels above arm reach: attach the T-bar to an extension pole. Work in sections -- top first, then middle, then bottom -- keeping each section wet until you squeegee it.
Rinse the T-bar cover regularly during the job. A dirty applicator causes microscopic scratches that accumulate over time.
- 3
Detail the frame edge before squeegeeing
Use your 100% cotton towelling rag, finger pressed into the fabric, to work into every junction and remove pooled soap water before the squeegee pass.
This prevents drips running down onto already-cleaned areas during squeegeeing and keeps soap water out of drainage channels.
On Europa Profil aluminium frames, pay particular attention to the bottom edge where glass meets the frame sill -- water pooled here runs into drainage openings and leaves residue over time.
- 4
The squeegee
Tilt the squeegee at a slight angle so soap water spills from one side of the channel only -- not both. If the rubber is jumping or squeaking, either the rubber is not lubricated enough or the glass surface has warmed.
Cutting in: start with the rubber blade making first contact on a dry edge of the glass.
Side to side: horizontal passes across the panel. Works well on wide sections. Top to bottom: vertical passes down the panel. Works well on tall narrow sections.
The J tune: one smooth unbroken motion top to bottom, wrist rotating at each end to reverse without lifting the rubber. The most efficient method on larger panels -- but it requires training before applying it to premium glass.
Wipe the rubber dry after every pass. Overlap each stroke by 2-3 cm.
- 5
Final edge detailing
After squeegeeing, there is always a residual line of water along the bottom edge and at the panel sides. Take a dry cotton rag, fold to a clean corner, and detail these edges in one smooth pass.
On Europa Profil frames, the bottom edge where glass meets the sill requires the most careful attention. Water left here runs into drainage and leaves residue that affects the next clean.
Rotate the rag to a clean section after every pass. If the rag picks up grit at any point, replace it immediately.
- 6
Frame wipe and hardware check
On Europa Profil powder-coated aluminium frames: use pH-neutral cleaner only, never abrasive pads or steel wool. Dry immediately after wiping.
Check that all drainage openings are clear and unobstructed. Water must be able to flow freely -- a blocked channel leads to accumulation that affects seal performance over time.
Operate every opening window through its full range. Stiff handles or resistance at locking points indicate hardware that needs lubrication. Flag it to the owner rather than forcing it.
Pro Tips
- In Greece and Cyprus, cleaning aluminium in the middle of summer at midday is difficult - the frame surface is too hot and solution evaporates before you can squeegee. Work early morning or late afternoon on summer visits.
- Saharan dust events (the red dust blown north from Africa into Greece and Cyprus) leave a heavy rust-coloured deposit on glass and frames. This requires extended dwell time and sometimes a second wash pass - budget for this on sites that were cleaned during or immediately after a Saharan dust event.
- Europa Profil anodised bronze and gold finishes are common on Greek commercial buildings. Salt deposits against these finishes are more visible than on silver anodised or white powder-coat - rinse more thoroughly in coastal locations with anodised bronze frames.
- On Greek hotel and resort facades, the access equipment (rope access, suspended cradle, or mobile elevated platform) determines the cleaning sequence more than the product requirements. Plan the sequence around the access equipment, not around the window orientation.
- Large-format sliding panels in Greek hospitality buildings accumulate significant insect material in the track channels during summer. This compacted material is harder than standard grit and needs the brush rather than just a rinse.
- In Cyprus, water quality is often very hard - mineral deposits dry almost instantly on aluminium frames in the summer heat. An aluminium-safe limescale remover should be part of the standard kit on every Cyprus site visit.
- On curtain wall Europa Profil installations, the silicon joints between glass panels are under more UV stress than in Northern Europe. Inspect silicon joint condition carefully at every visit - UV-degraded silicon turns yellow and starts to crack at the edges before it fails. Early identification saves the client significant remedial costs.
What NOT To Do
- No acid-based cleaners on anodised aluminium - check the pH of locally-sourced products before using.
- No abrasive pads or cloths on aluminium frame surfaces.
- Do not drag a loaded T-bar over salt deposits in coastal locations - pre-rinse first.
- Do not leave water on aluminium frame surfaces in direct Mediterranean sun - it evaporates and leaves mineral deposits instantly.
- Do not use standard machine oil as hardware lubricant in coastal salt air environments - use marine-grade or PTFE-based lubricant.
Bundle Kits and Tool Recommendations
Bundle Kit
Cleaning Frequency
Glass: 4x per year on hospitality and exposed sites (Quarterly minimum on Greek coastal and hospitality sites. Inland residential: 2x per year.). Aluminium frames: Every glass clean (Annual aluminium restorer application on all exposed elevations.). Hardware lubrication: 2x per year in coastal locations (Inland: once per year. Coastal: twice per year due to salt air acceleration.). Track channel cleaning: Every clean (Mediterranean track channel accumulation is faster than in Northern European climates.)

Field Notes
โGreek and Cypriot aluminium installations in coastal locations are among the most maintenance-intensive aluminium systems in Europe - the combination of UV, salt air, and temperature extremes requires a cleaning protocol that is more thorough than standard Central European aluminium care. Hospitality-sector Europa Profil installations are cleaned to a higher visual standard than residential - a hotel guest notices a streak or mark on a lobby window that a homeowner might not. Build more detailing time into hospitality site estimates. Europa Profil profile stamps are found inside the frame rebate and on the transom and mullion faces of curtain wall systems - the system series designation helps when sourcing replacement seals or hardware from local suppliers.โ
